What is an EICR?
An EICR is an electrical inspection condition report. This is a detailed inspection of the electrical systems and installation within your property. The objective of this inspection is to assess the condition of your electrics, identify any issues or defects that could become dangerous.
Since July 2020, EICR’s have become mandatory in privately rented properties, and are required for new tenancies and renewals of rent. Business owners also require an EICR.
An EICR can be requested when selling a property.
Although not legally required as a homeowner, it is advised to have a new electrical certificate every 5 years.
The aim of an EICR
Having an up to date EICR is important for a number of reasons, but none more so than for the safety of the property and its occupants. An EICR will;
- Identify any safety hazards (e.g. lights)
- Identify hazardous or harmful elements that may have been inadequately completed
- Check that electrical circuits or their equipment is not overloaded
- Check and ensure that earthing and bonding is correct, with sufficient resistance to enable a trip (to the breakers) in the event of a surge
- Determine any elements of installation that are not compliant with the IET’s wiring regulations
